About
I was trained in the American Society of Home Inspectors method of home inspections and
worked and trained new inspectors for six years in South West Florida. John Gardner Home
Inspections LLC has been in business for the last 4 years and we utilize the same comprehensive
method of home inspections.
Our company limits itself to Home Inspections and 4 point Insurance Inspections only. For the
past 8 years we have worked in unison with a Florida certified termite inspection company and
radon/mold inspection company which do their inspections with us during the home inspection.
I have done approximately 1000 inspections under the name
John Gardner Home Inspection Service LLC, and over 4000 inspections since becoming an inspector. I have a very respected name in the business. I do all
the inspections myself and provide a 24 hour turn around by e-mail. I have a large following of
both realtors and previous customers.
Our state of the art reporting system is very impressive and includes separate listing of structural
problems and digital pictures for our in and out of state customers. Working through e-mail
enables us to provide captioned color pictures in the main body of the report.
We provide new and used homes with pre-sale inspections. New construction includes all
normal highly detailed home inspection items but also provides identification of ‘punch out’
problems through labeling at the site and a written description of cosmetic problems averaging
about three pages per single family home. The report is then sent to the buyer and to the builder as a part of the final walk through. Customers like this feature because the builder is
already aware of the cosmetic problems through an objective party without having to argue with
them about everthing. Although we work for the buyer generally, our objectivity is crucial for
mutual respect in the field. |
