What should you expect

We pride ourselves in offering a comprehensive and extremely detailed report which is easy to follow and stated in understandable terms. Our observations are objective and are limited to facts which stand on their own merit outside of the business side of buying and selling homes.

When you call about an inspection we will need to know:

  • Buyers and both realtors name, address, phone numbers and e-mail addresses
  • The time period for the inspection to be done
  • The address of the home
  • The age of the home
  • The size of the home under air
  • Pool?
  • Seawall?
  • Boat lift or Davit?
  • Crawlspace?
  • Development name and gate code

Our report breaks a house down into workable parts. We follow a system which ensures that all details of a house are inspected. We record all observations including a description of the home and serial numbers for Heat and Air Conditioning units and Water Heaters. We record the location of key items such as Main Water shut off valves.

In our report we bold in red and highlight all structural problems for easy identification. All significant problems are recorded in a palm pilot and downloaded into a computer system. This ensures a sophisticated record which includes digital pictures with captions and arrows pinpointing problem areas. This is particularly helpful for buyers in that it gives them a visual of areas they will not be able to see, such as the attic and roof. All bolded items are documented in
the main body of the inspection report then also carried to the Summary Page which contains only the structural problems. The computer generated report is typically e-mailed to the buyer and his designees on the following business day.

The Summary Page also plays a significant role in the inspection of new construction of homes. The new construction inspection covers the normal home inspection items but also places dots on the walls identifying the location of cosmetic problems such as scratches on window glass or countertops. This information is also recorded in writing on the bottom of the Summary Page
as Punch Out List. This list and the home inspection is then given to the builder along with a buyers walk through list. In many cases out of state buyers rely totally on our Punch Out List and Home Inspection for their settlement.

Being trustworthy and objectivity is the heart of our business and the reason buyers trust us with what can be the biggest investment of their lives. We believe the buyer should have all the facts about a home we can give them. With this reliable knowledge they can make better decisions for themselves. For this reason we also identify cosmetic problems for the buyer, however, these
items are separate from the structural items bolded in red and carried to the summary. We bold and highlight these items in blue and they are found in the main inspection only. For this reason we encourage our customers to read the whole report rather than relying on the Summary Page only.

We will reinspect all items on the Summary Page when an order is placed by the buyer. This service is also included in the New Construction inspection and we will return as many times as is necessary.
