New home inspection

The finished new construction inspection is the same as a normal inspection except that it includes the punch out list.

The first order of business is to have someone involved in the realty deal physically look at he house to see that it is in fact complete and ready for a final inspection. There are often problems with that interpretation.

From our perspective, we do not want to schedule an inspection until the builder has done his final punch out list. This means all appliances are hooked up and have been operated, every single thing in the home has been reviewed and is complete ie... scratches on flooring, carpet seams and edges, paint drips, nicks in walls, ceilings and floors, scratches on windows, window frames, counters, cabinets. BE ASSURED WE WILL LOOK AT EVERYTHING...WITH A FLASHLIGHT!

The Punch Out List will be located on the Summary Page and will reference the location of the dots we put on problem areas. This list can be handed to the builder along with the buyers final walk through issues. Completion or the agreement to complete these items within a certain time is often a requirement for settlement.
